What to consider when you inherit a property on the Costa del Sol

Inheriting a home in Spain can bring mixed feelings. A property may hold family memories, but it also comes with practical responsibilities. If you live elsewhere or have no plans to use the home yourself, questions about maintenance, ownership and future costs can quickly arise. Deciding whether to keep, renovate, rent or sell an inherited property requires a clear understanding of its condition and your own circumstances.

Assessing the condition of an inherited home

Inherited homes are not always ready for immediate use. A property may have been occupied by the same owner for decades, which can mean the kitchen, bathroom, wiring or interior finishes need updating. Homes that have stood empty for a longer period can require additional maintenance, especially in a warm coastal climate where humidity and ventilation can affect the interior.

Before making major decisions, it is useful to assess the property carefully. Consider its structural condition, interior and ongoing maintenance requirements. It can also help to distinguish between essential repairs and improvements that are mainly cosmetic. Renovating before a sale may improve the presentation and potentially attract a wider range of buyers, but the cost and time involved should be weighed against the likely benefit. If you live outside Spain, managing contractors and renovation work remotely can add another practical consideration.

Understanding the responsibilities of ownership

An inherited property can create expenses even when nobody lives there. Depending on the circumstances, you may have to account for taxes, utilities, insurance, community fees and general upkeep.

There may also be an outstanding mortgage or other financial obligations connected to the property. When considering selling an inherited house, it is therefore sensible to establish the financial and legal position first. This gives you a clearer picture of what needs to be settled as part of a future transaction.

Making decisions with multiple heirs

An inheritance can become more complicated when several people acquire the property together. One heir may want to keep the home, while another would prefer to sell. Renovation budgets, ongoing expenses and the timing of a potential sale can create further points for discussion. Differences can become particularly relevant when some heirs live in Spain and others are based abroad.

Clear communication is therefore important from the beginning. All owners should understand the available options and agree on how costs and responsibilities will be handled while a decision is pending. It can be useful to discuss matters such as maintenance, insurance and access to the property before deciding whether to keep or sell it. Legal guidance can also help clarify each person’s position and the documentation required, reducing the likelihood of avoidable delays later in the process.

Choosing how to sell the property

The open market is one option, but it is not the only route available. Some inherited homes require considerable preparation before they can be presented to prospective buyers. Renovations, styling and repeated viewings may not suit heirs who live abroad or want to settle an estate efficiently.

Direct property buyers such as CompraMiCasa.es/en/ provide another route for properties in Málaga and other parts of the Costa del Sol. This approach can be relevant when a property needs modernisation or when the owners prefer a more straightforward process without preparing the home for conventional viewings.

Taking time to understand the condition, costs and legal position of an inherited home makes it easier to choose an appropriate next step. Whether you keep the property or sell it, careful preparation can prevent practical complications later.

Frequently asked questions

Do I need to renovate an inherited house before selling it?

Not necessarily. Renovation may make sense in some situations, but properties can also be sold in their existing condition. Compare the expected improvement in value with the cost and time required.

Can several heirs sell an inherited property together?

Yes, but the relevant owners generally need to agree on the transaction. Professional legal guidance can help establish what is required in a particular inheritance situation.

Can an inherited property be sold with an outstanding mortgage?

An existing mortgage does not necessarily prevent a sale. The outstanding balance can often be dealt with during the transaction, subject to the property’s specific financial and legal circumstances.
